Bids should be made based completely on the inspection and evaluation by the registered bidder. |

5% buyers premium added to all bids to determine the Contract Sales Price. |
| 4. |
10% non-refundable Earnest Money Deposit due at the time of acceptance by the Seller. |
| 5. |
Balance due at closing on or before January 31, 2006. |
| 6. |
Tracts will be offered separately and in any combination requested by the bidder(s). |
| 7. |
The last grouping offered will be all tracts as one parcel. |
| 8. |
On each combination of tracts offered, the minimum raise of the bid will be $5,000.00 |

Payment in FULL is due on the day of sale by Cash, Good NC Check, Master Card, or VISA. |

Removal of items is the responsibility of the Buyer. |

Each person present at the auction attends at his/her own risk and agrees to hold the Coley family and Wester Auction & Realty, Inc. harmless in the event of accident, injury, theft or damage. |

10% Buyers Premium added to the high bid on each item. |
