	The business assets are being sold AS IS, WHERE IS with all faults and qualities, free and clear from any debt or encumbrance.
	The business name "Sweet Creations" may be used by the buyer, but "BY GREG" is exclusively prohibited from further use.
	Any and all decorations made by GREG will be destroyed and will not convey with the business assets.
	A 10% Buyers Premium will be added to the final high bid to determine the Contract Sales Price.
	A $5,000.00 deposit is due upon the execution of the sales contract between the buyer and seller. This deposit is NON-REFUNDABLE, except in the event the landlord will not enter into a new lease.
	The buyer will have 2 weeks to negotiate a NEW LEASE with the landlord. Time is of the essence and this must be completed within the time allowed.
	The balance is due at closing, within 5 working days after the signing of the lease.
